Yard drainage in Cinco Ranch
A large master-planned area straddling the Fort Bend and Harris county line, south of I-10 and upstream of Barker Reservoir. The county line runs through it, so the permit office depends on which side your lot is on.
The Neighborhood Inside a Reservoir
Canyon Gate at Cinco Ranch, at FM 1093 and Mason Road in unincorporated Fort Bend County, was built on land subject to controlled flooding behind Barker Dam. During Hurricane Harvey in 2017 the pool rose into the subdivision. Its homes were not mapped in the 100-year floodplain, and few owners carried flood insurance. Water from a rising reservoir pool is not a drainage problem in the yard sense. Nothing dug in a lawn affects it. What drainage work can address in Cinco Ranch is the everyday version: lawns that stay soft, water against the slab, downspouts emptying into beds.
The Six-Inch Line
On the Fort Bend side, the county requires a permit for fill or excavation over 500 cubic yards per acre or any change in elevation of six inches or more, and for any work in the floodplain. Regrading a backyard can cross that line. If a neighbor’s fill seems to be changing your drainage, the county says to call Fort Bend County Engineering, Permit Administration, at 281-633-7500.
Cinco Ranch is deed-restricted, and exterior changes such as rock channels or new flatwork may need association approval. Ask before the work is scheduled.
