One of the newest communities in the Katy area, in northwest Harris County at FM 529 and the Grand Parkway. Many of its lots are only a few years out of construction, and new-construction yards have their own drainage patterns.
The First Few Years of a Yard
The Katy Times reported more than 450 new homes sold at Elyson in 2020 alone, a pace that means many yards here have been through only a handful of storm seasons. New lots settle. Trenches dug for utilities and irrigation sink a little, sod rolls out uneven, and the first owner-added beds and patios go in.
The first question on a newer lot is whether the builder’s grade is still intact. If it is and water still sits, the soil itself is likely holding it, which is a different conversation.
Worth Checking on a Newer Home
- Your builder warranty paperwork, in case lot drainage is covered and the builder should be called first.
- The plot plan or survey, which shows the intended drainage direction and any easement.
- Your association’s rules on rock, borders and visible drains.
